Snow Removal Care
A big thank you goes out to Ron for his work in this area! It was a bit rough for the first couple of clears, but conversations were had. Road Concerns
The Board continues their tireless work to resolve the issue of the road conditions leading into the Villa Homes. There have been some recent developments to resolve this issue and provide a win-win for everyone involved. We will continue to keep everyone apprised of the situation as they become known, Further, Boris is looking into the lamps that are currently burnt out.
Gate
Spy Point Cameras have been placed at the front gate for a minimal charge. More cameras will be added! Thank you for this extra safety measure to ensure that we know who is coming and going and can address matters when the gate is damaged in the future. Ron changed the panel batteries, and they are working much better now! Thanks so much Ron! A Reminder: Anyone wishing to change their codes can contact the Board and request a new one.
Finance
To date, 2 properties have late fees and fines that have yet to be paid. Caveats have been placed on the delinquent properties! The Board is taking steps to ensure that all HOA members are protected against delinquent owners. The new rental agreement was created, shared & reviewed by the board and sent out to the appropriate homeowners! We will provide a link to the agreement in our next newsletter!

IMPORTANT FINANCE REMINDER:
HOA fees are due and payable on the first (1st) of every month. To ensure your HOA fees are paid on time, please consider using up a recurring payment with your bank for the first of every month (at $150.00) or every three months ($450.00) or every six months ($900.00). $150.00 monthly ($1,800.00 yearly) is payable to: treasurer.villasonthegreen@gmail.com. Please note that payments not received on the first of the month will be subject to an automatic $75.00 fine.

Water News
Wastewater charges are determined by Howard Davies, and it has been determined that the AUC has no regulation over this charge. It was also confirmed that Howard does not need to physically read the water meters and requires homeowners to submit photos at least once a year. It was determined (Howard Davies) that the fire hydrants fall under the jurisdiction of the golf course, as the water for them is supplied from the pond North of the clubhouse.
By-Laws
Thank you to all residents for adhering to the by-laws in our community! A special thanks goes to Board Members, Terry and Wayne for their work in this area. A few reminders:
❖ Per our by-laws, all dogs must be on a leash when being walked in the neighborhood and, as always, dog owners are responsible for picking up after their dog, regardless of where the droppings occur. While communication and education have been the preferred method of dealing with this issue, compliance has not occurred in some cases. Going forward, fines will be incurred for non-compliance.
❖ Trailers, campers, motorhomes, boats, snowmobiles, ATVs, trail bikes, and recreational vehicles cannot be parked on Villas on the Green property. However, permission for temporary parking on the driveway may be granted with written Board approval in specific instances.
❖ Commercial vehicles exceeding ½ ton cannot be stored on Villas on the Green property for a period more than 10 hours.
❖ Exterior Upgrade renovations (including decks, awnings etc) must be approved by the HOA. This approval is also required for any yard renovations. If you are considering renovation, please keep this in mind. Recently, the HOA approved Solar Panels as an exterior upgrade. That said, all upgrades must still be approved by the HOA to ensure that the integrity of the property and the Villa’s aesthetics are maintained.
❖ The by-law committee consists of volunteers seeking transparency regarding how the Board and the by-law committee work. They look at each situation individually and do their best to be fair, impartial, and
accommodating.
❖ Let’s all do our part to support them in the volunteer role(s). It is how we can all be GREAT Neighbours.
Volunteers
A huge thank you to our Board Members!
We appreciate the gift of your time in maintaining a safe and welcoming community! There was a discussion about starting up a beautification committee to help keep our subdivision looking great! A few people take part in decorating the common area for the holidays as well as cleaning up around the front gate in the spring, and we are confident more would get involved if we had a formal committee established.

Emergency Planning
The trial run of the WhatsApp communication was a success. The Board has decided to launch the WhatsApp emergency group to the Villas on the Green Community. This App can be used for not only emergencies, but also to alert the community of snow removal services, gate issues, social events and to send links to access information, like the community’s newsletter. The App will be a push notification only, so there will be no back-and-forth texting.
An email will be sent to the community members to opt in or opt out of participation. Stay tuned!

Communication
There was discussion about creating a website for the Villas on the Green Community. A website can help the community find contact information for the HOA, links to their bylaws, community updates like the recent fire. This would be a very good way for potential buyers to gather information about our community as well as showcase what a wonderful place we live. The Board will investigate the cost and see if anyone in the community might want to undertake this task. If you are interested in helping with this website, please contact:
